Meeting the requirements of the Buidlings energy act (GEG) and securing subsidies.
In Germany, the Building Energy Act (GEG) regulates the legal requirements for the energy efficiency of buildings. On September 8, 2023, the German Bundestag passed a resolution to amend the GEG. The revised GEG, which also contains new requirements for building automation systems, will come into force on January 1, 2024
Our aim is to support you in understanding the necessary measures in the area of building automation in accordance with the requirements of the GEG and to implement them in the best possible way, both ecologically and economically.
New requirements for building automation (BA)
- Existing non-residential buildings with a heating, ventilation or air conditioning system with a rated output of more than 290 kW must be equipped with energy monitoring technology by the end of 2024. This technology must be able to provide data to the outside world via a standard and freely configurable interface
- In addition, the introduction of a "building automation and control system" is required. Unfortunately, the exact interpretation of the legal text is not clear as to whether this requires "automation level B" or whether another type of building automation can be demonstrated.
- Non-residential buildings with an existing BA system with automation level B or better must demonstrate the ability to communicate across manufacturers by the end of 2024.
- Newly constructed non-residential buildings must be equipped with a BA system with automation level B or better.
The following also applies to affected buildings: - Commissioning must include a heating or cooling period.
It must be ensured that communication between the technical building systems and the applications is possible even with different proprietary technologies and devices.
Secure funding

The funding program offers different financial support depending on the type of building, building type and funding type:
- 15% funding for the implementation of eligible measures to increase energy efficiency (the types of funding specified in the guidelines for federal funding for efficient buildings)
- 25% to 45% funding for MSR, sensor technology and energy management software in connection with the establishment or application of an energy or environmental management system
- 50% subsidy for planning services: You benefit twice: On the one hand, you benefit from the subsidies and, in addition, from the savings in building operation associated with the efficiency measures.
